Our mission: to create, preserve, and support affordable homeownership for low- and moderate-income people in Washington County, Minnesota.

Owning a home. To many, it’s part of the American dream. Unfortunately, it often stays just that - a dream. Home ownership can bring so much along with it: a neighborhood, growing equity, and a place to truly call your own. 

The goal of Two Rivers Community Land Trust is to help more people realize that dream for themselves and their families. 

A community land trust is a proven method used to achieve this goal. Through new construction or acquisition/rehab of homes, Two Rivers CLT creates affordable homes that are to move-in ready. The land trust model enables the home to be purchased apart from the accompanying land. Because the land value is subtracted from the total price of the property, Two Rivers is able to sell homes at a substantially reduced cost to income-qualified homebuyers. The new homeowners then pay Two Rivers CLT an affordable monthly lease on the land while they pay their lender their regular mortgage. 

Two Rivers CLT preserves affordable housing by placing limits on the resale of the home, including a formula for limited equity take-out by the seller and the right of first refusal for Two Rivers to purchase and resell the home to another qualified buyer.

Two Rivers CLT supports responsible homeownership by working with CLT participants throughout the entire homeownership process, from pre-qualification to closing to eventual resale to another CLT buyer, whenever that may happen. We counsel potential buyers on budgeting for homeownership costs and selecting the appropriate mortgage products. Furthermore, Two Rivers CLT provides ongoing stewardship services to ensure that CLT families are given the resources to be successful homeowners.
